Real Estate Investment Calculator
Every Core Number for One Deal

Cap rate, cash flow, cash on cash and DSCR each answer a different question, and most calculators show only one. Enter the price, the loan, the rent and the costs once and see all of them together.

Loan amount
Monthly mortgage payment (principal and interest)
Net operating income, per year
Cap rate
Cash flow after the mortgage, per month
Cash-on-cash return
DSCR

First-year operating estimate. Income tax, depreciation, principal paydown and appreciation are not included.

What each number tells you

Worked example: a $350,000 single-family rental

Diagram of the real estate investment calculator example: a 350,000 dollar rental with 21,120 dollars of NOI, a 6.03% cap rate, 14 dollars a month of cash flow and DSCR 1.01
A $350,000 rental, all core numbers. Diagram by SealedFolio.
  1. Financing. 25% down is $87,500, plus $10,500 of closing and repairs, so $98,000 of cash. The $262,500 loan at 7% over 30 years costs $1,746 a month, $20,957 a year.
  2. Income. Rent of $2,800 less 5% vacancy is $31,920 a year. Operating expenses of $900 a month are $10,800, so NOI is $21,120 and the cap rate is 6.03%.
  3. Result. Cash flow is $163 a year, about $14 a month. Cash on cash is 0.17% and DSCR is 1.01: the house barely carries its loan.
  4. What changes it. At $3,000 rent and a 6.5% rate, NOI rises to $23,400, cash flow to about $291 a month, cash on cash to 3.56% and DSCR to 1.18.

Once you own it, the same numbers come from your real books. All SealedFolio calculators are on the tools page, and the real estate investor page shows how SealedFolio tracks NOI, cash flow and DSCR per property.

Real estate investment calculator: frequently asked questions

What does a real estate investment calculator show?

The core numbers for a rental deal on one screen: the loan payment, net operating income, cap rate, monthly cash flow after the mortgage, cash-on-cash return on the money you put in, and the debt service coverage ratio a lender looks at.

What is a good cash-on-cash return?

Many small investors look for 6% to 10% in the first year, but it depends on the market, the rate and how much appreciation you expect. A deal near 0% only works if you are betting on rent growth or value.

What DSCR do lenders want on a rental?

DSCR loans for rentals commonly ask for 1.0 to 1.25, meaning NOI covers the mortgage payment 1 to 1.25 times. Below 1.0 the property does not pay its own debt.

Does this calculator include taxes and appreciation?

No. It covers the first-year operating numbers. Depreciation, income tax and appreciation change the total return; see the depreciation and rental ROI calculators for those.
