Pro and Pro Plus include 3 units and add $1.20 a month for each unit after that. Its strengths are mobile receipt capture, expense tracking and tax reports from the phone.

The walls: the per-unit add-on means a 20-unit owner pays for 17 extra units each month; rent collection and listings are in the paid tiers; and the data is held in Landlord Studio's cloud. None of that is unusual for the category, but each one is a reason to compare.

  1. Start. Ten units across a fourplex, a triplex, a duplex and a single-family house: 4 properties, on Landlord Studio Pro.
  2. The Landlord Studio bill. $15 for the first 3 units plus 7 extra units at $1.20 is $23.40 a month, or $280.80 a year at monthly rates. That is a fair price for a mobile app with rent collection.
  3. SealedFolio. 4 properties is past Pro's 3, so this owner needs Portfolio at $297 a year. It costs a little more and does less on the tenant side. What it changes is where the ledger, receipts and leases sit: encrypted on the owner's computer, with Schedule E and a rent roll produced there.
