Avail is a solid free tool for listings, screening, leases and rent. Landlords look elsewhere for four reasons: the per-unit price of the paid plan, thin bookkeeping, where the data lives, or wanting rent collection bundled with banking. Here are five options, one per reason.
Avail is owned by Realtor.com. As checked on October 21, 2026, its Unlimited plan costs $0 per unit and covers listings, applications, screening, leases and online rent. Unlimited Plus costs $9 per unit per month and adds faster payouts, custom applications and lease templates. On the free plan tenants pay $2.50 for each bank transfer, and card payments carry a 3.5% processing fee.
The walls are predictable. Plus is priced per unit, so a landlord who grows from 4 doors to 12 pays three times as much for the same features. Avail tracks rent, but it is not a full set of books: you still need somewhere to record repairs, mortgage interest, insurance and depreciation, and to produce Schedule E in February. And everything lives on Avail's servers. Our SealedFolio vs Avail comparison covers the head-to-head in detail.
| If you are leaving because | Alternative | Price | What you give up |
|---|---|---|---|
| Per-unit pricing is adding up | RentRedi | $12/mo billed annually, or $29.95 monthly, unlimited units (checked Oct 2026) | A free plan |
| You want free banking with rent collection | Baselane Core | $0; Smart is $20/mo on an annual plan (checked Oct 2026) | Your data stays in a hosted platform |
| You need maintenance and tenant portals | TenantCloud | From $15/mo billed annually (checked Oct 2026) | Deeper investor reporting |
| You want mobile bookkeeping with receipts | Landlord Studio | Go $0; Pro $15/mo for 3 units plus $1.20 per extra unit (checked Oct 2026) | Per-unit growth again, on a smaller scale |
| You want the books off the cloud | SealedFolio | Pro $19/mo or $179/yr (3 properties); Portfolio $39/mo or $297/yr | Online rent collection, screening and listings |
The TenantCloud price is the one recorded in SealedFolio's best rental property software guide; the others were read from each vendor's pricing page on October 21, 2026. Prices change, so confirm on the vendor's site before you switch.
The point of the example is the pricing unit. Avail Unlimited Plus charges per unit, RentRedi per account and SealedFolio per property. For small multifamily buildings, the per-unit model is usually the most expensive one. Check what a unit actually nets with the rental income calculator.
SealedFolio is the alternative for landlords whose reason is the books and where they are kept. It is a desktop app for Mac and Windows that records income, expenses, receipts, tenants and leases in an encrypted vault on your own computer, and produces Schedule E, T776, a rent roll and an income statement from them. There is no account on our servers holding your rent history.
It is not a like-for-like swap. Avail lists units, screens applicants and collects rent; SealedFolio does none of those. Landlords who want both often keep a free rent tool and use SealedFolio as the ledger. For the wider field, see SealedFolio for landlords and the Stessa alternatives list.
A private alternative to Avail's bookkeeping
SealedFolio Pro is $19 a month or $179 a year for up to 3 properties. Portfolio is $39 a month or $297 a year for unlimited properties. Both come with a 30-day money-back guarantee.

No. SealedFolio does not collect rent, screen tenants or post listings. It is a desktop app for the books: income, expenses, receipts, leases and tax reports, stored encrypted on your computer. Many landlords pair it with a rent collection service.
