Stessa is a capable free tracker, so nobody switches for no reason. The right alternative depends on the reason: privacy, the tax report, rent collection, banking or the size of your portfolio. Here are six options, grouped that way.
Stessa is owned by Roofstock. As checked on September 18, 2026, Stessa Essentials is free with unlimited properties, bank feeds and rent collection, Stessa Manage is $12 a month billed annually and adds the Schedule E report, and Stessa Pro is $28 a month billed annually for advanced reporting such as a schedule of real estate owned.
The walls people describe are consistent. The tax report is not in the free plan. The portfolio lives on the servers of a company that also runs an investment property marketplace. And owners who self-manage many doors want more tenant and maintenance tools than a tracker offers. The full head to head is in SealedFolio vs Stessa.
| If you are leaving because | Alternative | Price (checked Sept 2026) | What you give up |
|---|---|---|---|
| You want your books off the cloud | SealedFolio | Pro $19/mo or $179/yr (3 properties); Portfolio $39/mo or $297/yr | Online rent collection and tenant screening |
| You want free banking and rent collection | Baselane Core | Free | Your data stays in a hosted platform |
| You need tenant and maintenance tools on a budget | TenantCloud | From $15/mo billed annually | Deeper investor reporting |
| You run a growing management operation | DoorLoop | DoorLoop One from $199/mo billed annually | A low monthly price |
| You want a long-established platform | Buildium | From $62/mo | Simplicity for a few doors |
| You manage 50 units or more | AppFolio | Core from $1.49 per unit a month, 50-unit minimum | Any option under 50 units |
Prices are the ones recorded in SealedFolio's best rental property software guide; check each vendor's pricing page before you buy. If AppFolio is on your list, the AppFolio alternatives under 50 units page covers that side.
If you have 4 or more properties, Portfolio at $297 a year has no property cap. Bulk import of CSV, OFX, QFX and QIF files is on Portfolio, which is how a year of Stessa transactions moves in one step.
SealedFolio is the alternative for landlords whose reason is privacy and the tax report. It is a desktop app for Mac and Windows that keeps transactions, receipts, leases and reports in a local encrypted vault, with Schedule E and Canada's T776 on both plans. It does not collect rent online or screen tenants, and it says so. For the cloud question itself, read local property management software, and for Stessa against another cloud tool, Baselane vs Stessa.
A private alternative to Stessa
SealedFolio Pro is $19 a month or $179 a year for up to 3 properties. Portfolio is $39 a month or $297 a year for unlimited properties. Both come with a 30-day money-back guarantee.
See SealedFolio pricingIt depends on why you are leaving. For private, offline books with Schedule E, SealedFolio. For free rent collection and banking, Baselane. For a full property management platform with tenant work, DoorLoop, TenantCloud or Buildium. For 50 units and up, AppFolio.
Baselane's Core plan is free and covers banking, bookkeeping and rent collection. SealedFolio is not free: Pro is $19 a month or $179 a year, with a 30-day money-back guarantee.
Stessa exports transactions to CSV. SealedFolio's Portfolio plan imports CSV, OFX, QFX and QIF files, so a year of history can move in one import with the columns mapped once.
The common reasons are that the Schedule E report is not on the free Essentials plan, that portfolio data sits in the cloud of a company that also sells investment property, and that larger owners outgrow its tenant tools.
